 A developing guide to current property values in and around Dumaguete city

A lot of people have been asking questions  about Negros Oriental land prices, so I will now be trying to develop an ongoing and current record of the asking prices for properties that we get asked to list, as a guide for would be purchasers and sellers. Please note that this is an overview of LISTING PRICE and not of actual sale values.  As well, you will notice that to start , information will be incomplete as this project will be ongoing as data is gathered and posted.

Prices within each area will vary dependent on such things as access to main roads,size of lot, buildability of the land and several other factors such as whether it is raw or serviced, severed and titled properly

Dumaguete

  • City core – 2,000 – 6,000
  • Piapi – 2000 – 4000
  • Daro – 2000 – 4000
  • Batinguel – 800 – 2000

Bacong

  • beachfront – 3000 – 4000
  • inland – 250 – 1500

Dauin

  • beachfront – 3000 – 6000
  • inland – 500 – 2500

Zamboanguita

  • beachfront – 2000 – 3500
  • inland – 50 – 750

Valencia

  • town proper (or within 5 minute drive) – 800 – 4000
  • outlying flat land – 1200 – 2000
  • outlying sloped land – 200 – 1200

Sibulan

  • town proper (or within 5 minute drive) – 1000 – 2000
  • beachfront – 3000 – 5000
  • inland – 400 – 1500
  • overlooking ocean-view – 1500 – 3000

    This is helpful for me because I was about to sell a lot inland of san miguel bacong and now i know how to put a price for the lot that were going to sell

      Hi Willmer

      That really depends on where around Dumagute proper. areas like Piapi, Daro, Bantayan which are right on the outskirts of the city proper and very trendy, range between 5,000 to 15,000 pesos per sqm. If you go right downtown and are looking at commercial property, it could be anywhere from 30,000 to 60,000 p/sqm. Areas to the south towards Bacong,(Banilad , Magnao etc) or to the west towards Valencia (Junob Canduay, Camanjac etc)and you might be looking at prices ranging from 3,000 to 6,000 /sqm.

      These prices are all very general and will vary from lot to lot of course and also be affected by size of property. (smaller will be more expensive/swm)

      That is dependent on how big the land is. If it a small residential lot of under 1000 sqm , it could be anywhere from 2500 to 5000 p/sm. Larger cuts of 2,000 to 1 hectar plus, you will definitely get cheaper maybe 500 to 1000 p/sqm

          That land if it has a clean title and secure acess could go anywhere from 3000 to 5000 p/sqm. If it is over about 2500 sqm in size, price might be as low as 2000 to 2500, depending on the length of the beach frontage. Note that usually only the first 50 meters or so is considered valued as beach front.

    What is the price per square meter of lots located in Hawa, Maayong Tubig, Dauin, Negros oriental with an access road not concreted yet… lot size is almost 3 heactares

    Hi. How about the price range for 2019? I’ve seen ads on the internet for lots in the City proper around 15k m². I would appreciate it.

    Hi! I would like to know how much is the price per square meter in siaton area, it is agricultural/residential. Size of area is 7219 sq.m only, it is like 750 meters away from the national highway.

    Hi,
    We have a house and land on Jose Romero Road, Bong-oa.
    It is 3 mins drive to the centre of Valencia.
    Do you have a rough price per sqm?

      It would depend entirely on the quality and type of the title, the access to utilities, right of way, the state of the existing structures and a lot more.   10. My mom wants to sell her land 230sqm at Cangmating, Sibulan. Around 10 minutes away from the main city. How much would this be approximately?
